The longer answer is: The market decides what sells and sometimes that hinges on design (personalization). Although your taste may be lovely, it may not necessarily appeal to your buyer. We remedy this with staging. Staging bridges the gap between the what your home is communicating and the buyer’s perception.

should i stage in a seller’s market?
Only stage in a seller’s market if you want to sell for more money! When it is a seller’s market that means houses are selling/moving quickly. Staging can determine what kind of offers you get. By staging effectively, you are much more likely to get more offer for a higher price.
With the occupied staging consultation, you will receive a full property walk through by one of our Accredited Staging Professionals, which includes a written report with all recommended updates, repairs, furniture arrangements, paint colors, and decorating suggestions. The consultation generally takes one hour on site and two hours off site for your stager to compile your individualized Detailed Home Report. This report provides you with a clear action plan for preparing your home for sale.
what is included in the consultation?
You can do as much or as little as you like to! However, the more you complete, the more you increase the overall saleability of your home. Our job is to provide our professional opinion regarding the best way to showcase your home to buyers. We understand that some of the recommendations may not fit your timeframe and/or budget, but we do suggest that you aim for a minimum of 75% of all suggestions. All recommendations provided are based on our knowledge of buyer expectations and the adjustments that will best appeal to them. How much you choose to do is up to you.
Do I have to do all of the recommendations?
After the consultation, you will receive your Detailed Home Report will all professional recommendations to prep your home to sell. You will also receive a staging proposal for hands on staging services and inventory rental, if recommended by your stager. You then have the option to complete all recommendations yourself or have LD Design Co. return to execute recommendations for you.
what happens after the consultation?
An effective home staging plan creates a complete cohesive look and feel. If your property is occupied, we focus on using your existing furniture and accessories where possible, just rearranging to enhance where needed. Particularly with vacant properties, we understand that cost can be a limitation. Therefore, we work to provide an estimate for both full service staging (all rooms) and a basic staging, which focuses on staging entry, first impression rooms, main living areas, kitchen, and master bathroom.
do i need to stage the whole house?
We have seen it all! However, it is helpful for you to declutter items unnecessary for staging and generally pick up (make beds, clear off counters, remove items off of floor, etc.) prior to your consultation. This will allow your stager to see the home more clearly to offer more specific recommendations, which is beneficial to all parties.
should i declutter before my consultation?
Light fixtures and hardware are the quickest way to update your home. Today’s buyers are looking for updated spaces that are “move-in-ready.” While your home may not be new, homes that are staged to sell, such as updating simple light fixtures and switching out outdated hardware, communicates to buyers that you have maintained the property and even enjoyed during your ownership. Plus, a fun dining light or updated kitchen hardware may allow your home to be memorable among the competition.
should i replace hardware and light fixtures if i am selling?
At LD Design Co., our services include delivery, movers, hands on styling of LD Design Co. inventory items, a rental minimum of 30 days, and destaging. Most staging companies require a 60-day rental. We are so confident in our staged homes that we anticipate your home selling in 30-days or less when utilizing our services.
what is included with inventory rental?
Services range depending on your needs. If you are living in your home, we suggest a consultation, starting at $200. This minimal investment may give you all the tools you need to hit the market staged to sell. Larger services, such as vacant staging of a 3 bedroom home, average around $2,700.
